What a fiscal address actually is

Your domicilio fiscal is the address the Spanish tax administration holds for you: the one on the census of businesses, the one on your invoices, and the one an inspector or a notification arrives at. It is a legal address, not a mailbox.

That matters more in the Canary Islands than it does on the mainland. The islands sit outside the EU VAT area and run their own indirect tax, the IGIC, alongside two incentive regimes — ZEC and RIC — that exist to keep economic activity on the archipelago. Being registered here is what puts a business inside that system rather than beside it.

It is also the part of a company that a client, a bank or a supplier can see. An address in La Isleta, in a building with people in it, reads differently from a forwarding service in another country.

ZEC and RIC, without the jargon

They get mentioned in the same breath and they are not the same thing. ZEC is a regime a company joins; RIC is a relief a business claims. Most people who ask us about "the Canary Islands tax benefits" turn out to be asking about RIC.

ZEC — a regime you join

  • The Zona Especial Canaria, an EU-authorised low-tax regime for the islands
  • For newly created entities carrying out permitted activities here
  • Carries real obligations: minimum investment, local hires, prior authorisation from the ZEC Consortium
  • Not open to autónomos, and not to most companies that already exist

RIC — a relief you claim

  • The Reserva para Inversiones en Canarias
  • Set aside part of your Canarian profit and reduce the taxable base
  • The money must be reinvested in the islands within the period the law allows
  • Open far more widely — including to autónomos with Canarian business income

What both need first

  • A real establishment in the islands, starting with a registered address
  • Activity that actually happens here, not only on paper
  • An asesor or gestor who will run your own numbers
  • Bookkeeping that can evidence the Canarian part of the business

This page explains the shape of the two regimes; it is not tax advice, and the figures attached to them change with the finance law and with the kind of entity you run. Before you plan around either, put your own situation in front of an asesor fiscal.

How registration goes

1. We meet, in person or online

Autónomo, an existing SL, a company being incorporated, or a foreign business opening here — each takes a different route, and we'd rather hear it from you than from a form.

2. We agree the arrangement

€500 a year, covering the registered address and your corporate mail. We'll confirm it against your situation before anything is signed.

3. We draw up the contract

We write it and you sign it — the document evidencing your right to use this address, which is what your gestor files with.

4. It gets filed

Your gestor registers or changes the domicile with the Agencia Tributaria — and, for a company, the Registro Mercantil.

5. Your mail starts arriving

Official correspondence comes here. We hold it and message you when something lands, so you're not relying on being in that week.

What you'll need, and who it's for

Papers to have ready

  • Passport or national ID
  • Your NIE, or NIF for a company
  • Proof of the activity you're registering — the alta or the escritura
  • A conversation with us, in person or online, before we sign anything
  • The contract itself, which we draw up and you sign

It runs a year at a time and renews by agreement — no deposit, and no coworking plan required, though you're very welcome to have one.

Who qualifies

  • Autónomos registering or moving a business domicile
  • An SL being incorporated, or one relocating its domicile here
  • A foreign company opening a branch or a Spanish entity
  • Anyone who will genuinely have activity in the islands

Who it isn't for

  • A private residential address — this registers a business, not a person's home
  • A shell with no activity here, which the administration looks for
  • A UK or EU company wanting to keep its registered office abroad and add ours
  • Anyone expecting the address alone to change where they pay tax

Fiscal address questions

Can I use a Canary Islands fiscal address for a UK or other EU company?

Not as a substitute for the company's own registered office. A UK or EU company keeps its registered address in the country where it is incorporated; a Canarian address becomes a fiscal address only once you have registered something here — typically a branch (sucursal) or a Spanish company. What a foreign company can use the address for straight away is a working base and a place to receive correspondence in Las Palmas. If your intention is to move the company's tax residency to the Canary Islands, that is a corporate structuring question and your asesor or gestor should design it before you sign anything.

How long does fiscal address registration take?

The address itself is available as soon as we have met, you have signed the contract we draw up, and your documents are in — days rather than weeks. The waiting after that is on the administration's side, not ours: registering or changing a fiscal domicile with the Agencia Tributaria is normally done electronically and is quick once the file is complete, while anything involving a notary, the Registro Mercantil or a new NIF runs on its own timetable. Ask us for the current turnaround before you plan around a date.

Is a fiscal address enough to establish tax residency in Spain?

No. A fiscal address is where the administration writes to you; tax residency is a separate test based on where you actually live and work — broadly, spending more than 183 days of the calendar year in Spain, or having your main centre of economic interests here. An address on its own does not create residency, and it does not end residency somewhere else either. If you are moving between countries in the same year, treat this as a question for an asesor rather than something a coworking address settles.

What is the difference between ZEC and RIC?

ZEC is a special company regime and RIC is a reinvestment relief — they answer different questions. The Zona Especial Canaria (ZEC) is an authorised low-tax regime for newly created entities carrying out permitted activities in the islands, and it comes with real obligations: minimum investment, a minimum number of local employees, and prior authorisation from the ZEC Consortium. The Reserva para Inversiones en Canarias (RIC) is open much more widely — it lets a business set aside part of its Canarian profit and reduce its taxable base, provided the money is reinvested in the islands within the period the law allows. Many businesses here use RIC and never touch ZEC.

Do I qualify as a freelancer (autónomo), or do I need a company?

Both work for a fiscal address, but they qualify for different things. An autónomo can register their fiscal domicile at a business address and can, in principle, use RIC on Canarian business profits. ZEC is a company regime — an autónomo cannot join it, and neither can most existing companies, because it is aimed at newly created entities meeting investment and employment minimums. If you are choosing between autónomo and an SL, decide it on your income, liability and clients first; the address follows the decision rather than driving it.

Do I have to be a member to register my fiscal address at FICO?

No. Fiscal address registration is EUR 500 a year on its own and does not require a coworking plan — plenty of people register the address and work elsewhere. What it does require is that we meet you first, in person or online: we are registering our address against your business, and we want to know whose it is. If you also want a desk, the two are simply bought separately.
